why design-build?
With design-build, a project manager works with a team that includes architects, builders, and contractors. This team works together on the project from design to finished building.
Traditionally, custom homes were built through design-bid-build, a process that starts with the architect designing the building, contractors bidding on the design, and then building based on the constraints of the site and the architect’s drawings. This is usually a fraught process that makes getting the work done more challenging for the team and ends up taking longer and being more frustrating for clients.
Why doesn’t it work? Architects do not prioritize budgets. Their role does not include pricing out the cost of materials and construction.
Instead of giving you a price, several contractors bid on your project with design-bid-build. The bidding process can take weeks and are only going to be as accurate as the drawings they received.
The drawings at this stage may not include mechanicals or other considerations that can impact pricing. Because of this, contractors may have to make major design changes once they bid. The realities of the location and material availability can also affect pricing.
You may spend thousands on a preliminary design that exceeds your budget. There could also be delays if materials aren’t available or if teams disagree. Not having a clear line of communication can cause further budgeting mistakes and delay your project.

what are the advantages of design-build?
Having all our teams in-house helps save our clients time, money, and stress.
With the architect and builder on one team, there’s no disconnect between what’s buildable and the client’s actual budget. Builders know what materials are available and how long they’ll take to come in. The project manager can keep all teams in line with the client’s budget and prevent costly mistakes.
With one team, design-build firms can also avoid delays caused by zoning laws, material shortages, and other issues. Clear communication between teams at all stages leads to fewer delays and helps clients understand every stage of the process.
Having only one point of contact also helps eliminate stress for the client. With only one source of accountability, there’s only one person the client has to go to for questions on their project.
Working as one team makes it easier to solve problems effectively and quickly.
